This is a unique opportunity to acquire a landmark, period office building, located to the immediate northeast of OConnell Street at the junction of Parnell Street, OConnell Street and Cavendish Row, overlooking the Parnell monument, and opposite the Ambassador and Gate Theatres, with views down OConnell Street.

Cavendish Row was built in the 1756 by Henry Darley for Dr. Bartholomew Mosse, founder of the adjacent Rotunda Hospital. They were originally residential townhouses named after William Cavendish, the 3rd Duke of Devonshire and Lord Lieutenant of Ireland. Cavendish Row was followed by the construction of North Great Georgess Street and Mountjoy Square, and this immediate area had some of the finest Georgian Houses in Dublin.

The offices have been carefully refurbished to an extremely high fit out standard by the current vendor whilst keeping much of the original period features intact. This provides a good mixture of modern open plan and individual offices, boardrooms, meeting rooms, break-out areas, kitchen/canteens, hotel-standard bathrooms, showers, bicycle storage and basement storage.

Nos. 1-2 Cavendish Row lies only 15 meters from the LUAS station platform on Parnell Street, the tram system providing excellent access to the south city centre and north and south suburbs. The immediate area has an excellent public transport network including the aforementioned LUAS, plus a host of buses serving OConnell Street and Parnell Street to all parts of Dublin, plus the Aircoach, nearby train stations and Dublin bike stations.

The two office buildings were formally owned by the Rotunda Hospital/National Bank/Bank of Ireland, and the Oliver Cornet Gallery/The Electrical Trades Union, and are steeped in Irish history. These period buildings have been beautifully restored to an extremely high standard of fit out and interior design whilst keeping the original period features intact. There are a great many amenities close by including; the Gate Theatre, Ambassador Theatre, Hugh Lane Art Gallery, Chapter One Restaurant, several hotels, a host of cafés, bars and restaurant, as well as the new Cleary€TM Quarter, Henry Street, and O€TMonnell Street.

Nos. 1-2 Cavendish Row were built in 1895 and comprises a magnificent red brick landmark building overlooking the prominent junction of Parnell Street, Cavendish Row and O€TMonnell Street. The building was extended in 1913 to incorporate a two-bay building to the east on Parnell Street. DESCRIPTION This four-storey over basement former bank building has a corner entrance addressing both sides, and a very prominent red brick faé§ade with Flemish bond brickwork with a unique decorative terracotta shopfront and a NB (National Bank) monogram to the centre of pediment above first floor sash windows. Paired Doric pilasters raised on plinths to either side of square headed doors and large sash windows complete the arrangement. Architectural features abound, with paneled terracotta pilasters to each floor with acanthus and urn detail on the first floor, floral detail on the second floor, reeding to the top floor, and balustraded parapet on granite cornice with moulded dentil, egg and dart detail at roof level with a U-plan hipped roof. All the original architectural features to the exterior of the building remain intact to help maintain the wonderful decorative character of the building.

The interior of the building has been carefully restored and refurbished to a very high standard to keep the original period features such as the large sash windows, architrave, cornices, and fireplaces in place, whilst adding a modern office fit out to include a mixture of open plan office space offices, boardroom, meeting rooms and individual office suites. The main banking hall remains largely open, featuring impressive floor-to-ceiling height that creates a bright and spacious office floor that may be used for an alternative use (subject to the appropriate planning permission).

The upper floors are serviced with an eight-person passenger lift, the building well served with ladies, gents and differently abled facilities, a canteen in the newer section of the old bank building, and an external roof patio area. As noted, the standard of office fit out is very high and includes carpeted floors, sensor-controlled low energy emitting LED lighting lighting, recessed lighting, spotlights, stand-alone air conditioning cassettes, exposed brickwork in parts, raised ceiling in the U-shaped hip roof with excellent use of sky lights. The basement housed the original bank vaults, the two large bank safes with heavy metal safe doors remain in place, together with ample storage space which extends under street level and two sets of bathroom facilities with a shower.

An individual purchaser may look to upgrade the basement facilities if they do not purchase No. 5.
