This was originally the seaside site of the medieval village of Rathdown and today it is a very popular walkway frequented by sea swimmers, cyclists, dog walkers, and families. New facilities along the coast include the Shore Walk, Greystones Marina Playground, dog park, and Marina Wellness Club, which link to the reasonably new Greystones Harbour Marina and Yacht Club.
The property is also less than 400 metres walking distance from the Blacklion Retail Centre and LIDL supermarket as well as several schools. St. Marys has a total site area of approximately0.87 hectares (2.14 Acres) with road frontage ofapproximately 25 metres on Lower Rathdown
Road and an irregular shaped site that stretchesdown to Redford Park. The front portion of the siteis approximately 0.59 acres and is zoned Existing Residential (RE). It has an existing three-bedroom bungalow house with a large patio area, ancillary outbuildings (total size approx. 250 sq.m.) and surface car parking area on this raised part of the land. The residential lands overlook and slope down towards the coast and Redford Park and there could be a potential road entrance, subject to planning permission, where the south east of the
site directly adjoins Redford Park.
The rear site is approx. 1.55 acres in size and is largely overgrown, it is currently zoned ‘Open Space’ pending a recent Local Area Plan application in 2023 to have the lands rezoned for Residential use. We expect to receive a planning decision on the rezoning of the lands in quarter two, 2025.
A recent feasibility study by an architect has shown that the front site should be able to accommodate a small development of eight houses and the rear section of the site should be able to accommodate a much lower density development of 13 houses subject to planning permission.
This feasibility will have to accommodate a potential flood address system and the construction of a pond or flood attenuation tank to the southeast of the lands to accommodate potential flood address measures. The Redford Stream flows through the lands and is culverted through the site; there was a flood in 2008 when the stream was blocked downstream.
